A lease is not just a monthly rent figure. It is a 5–9 year financial commitment with built-in risks that most first-time restaurateurs and many experienced ones don't fully understand until it's too late. These are the terms we fight for on every deal we work on.
Rent-Free Fit-Out Period
Negotiating a rent-free period during construction — typically 60 to 120 days — can save ₹10–30 lakh before you've served your first meal.
Utility Load Guarantee
Getting the landlord to guarantee minimum electrical load and water pressure in writing protects you if the building infrastructure can't support your kitchen.
Annual Escalation Cap
Standard leases include 5–15% annual rent escalation. We negotiate a hard cap — and include provisions for what happens if you outperform or underperform the corridor.
Exit & Transfer Clauses
A lease that traps you for 9 years with no exit or transfer option is a liability, not an asset. We build in structured exit windows and brand-transfer rights before signing.
NOC & Licensing Responsibility
Who is responsible if the fire NOC is delayed? Who pays if a BMC notice requires building modification? These clauses must be explicit — we make them so.
Force Majeure & Pandemic Provisions
